FREQUENTLY ASKED QUESTIONS
WHEN IS RENT DUE?
Rent is due on the first day of each month. A service fee of $50.00 will be due from Resident to Agent for all rent that is not received and acknowledged by Agent by the 1st day of the month no later than the close of the business day. No Exceptions. Rent may be paid by check, money order, or electronic withdrawal. A service fee of $30.00 will be due for any returned checks. If you wish to pay by automatic electronic withdrawal, please contact your Manager to fill out the proper form.
NOTICES TO VACATE
All notices to CIP must be in writing and delivered by hand or by mail. The resident may terminate their lease agreement at the end of the lease term by giving thirty (30) days written notice on the first day of the month to vacate on the last day of the month.
ROOMMATE CHANGES
Your Manager must be notified of any roommate changes in advance. Old roommates must be released from the lease if necessary, and the new roommates must fill out a rental application and be approved before taking occupancy. The approval process takes about 2 business days, so it helps to plan ahead.
MAINTENANCE REQUESTS
For routine maintenance requests, please contact your
rental office or Manager during regular business hours.
For weekends or after hours emergencies, call 436-3421. This number is for emergencies only. Any non-emergency calls will be billed to the resident.
30 DAY SATISFACTION GUARANTEE

If for any reason, you are not satisfied with your apartment home:
- Provide us with a written notice to vacate and return your keys within 30 days of taking possession.
- Fulfill all move-out obligations as indicated in the lease Agreement.
Commercial Investment Properties will:
- Settle your account by terminating your lease.
- Refund any security deposit (less any damages or amount of rent owed for the period of occupancy).
APARTMENT UPGRADE POLICY
Current CIP residents may upgrade to a different apartment on their property or within the entire CIP portfolio during their lease term with these requirements:
- The resident(s) must occupy the original apartment for at least 60 days.
- The upgrade must exceed their current monthly rent by $50.00 per month.
- The must give their current property a proper notice to vacate.
- The upgrade lease term must meet or exceed the term indicated on their current lease.
- It is acceptable for occupants of the same apartment to rent two or more apartments from the same or different communities if the sum of the monthly rate exceeds their current monthly rate by $50.00.
